At the centre of the new Amsterlkwartier development, Amstelhart represents an opportunity to define the focal point of a growing community, strengthened by a mixed programme of housing, commercial, and public functions. 63 apartments of varying sizes, from 3 room apartments to maisonettes and penthouses make up the upper floors of the corner block, designed around adaptable plans, and targeting a broad scope of demographics. Punctuating the intersection with the Amstelstroomlaan is a 40-metre accent tower, with open loggias at its corners, making up the top of a larger volume of stepped terraces and valleys surrounding a common atrium hall.

The atrium serves as the core of the Amstelhart development, functioning as a true public space in the centre of the neighbourhood, thanks to a partnership with the OBA (Amsterdam Public Library), combining the access galleries for the apartments above and the commercial programme on the ground floor. The layout of the plinth is matched to the character of the adjacent public spaces, including the Bella Vista Park, expressing the cultural programme alongside a spacious entrance.

Using a hybrid timer and concrete construction method around an ‘open building’ principle, the spaces are supported by timber columns and wrapped in a modular façade system, aiming for maximum circularity and flexibility, the aim is to use 60% recycled and reused materials, as well as bio-based insulation and sustainable technologies such as a damp open façade and rainwater collection. The open atrium allows for cross ventilation inside, and the stepped terraces are optimized for wind protection.
